The Seller warrants for (1) year, from the date of the recording of the purchaser's deed to the purchased unit, against latent defects in the roof, structural components, electrical, plumbing, heating or any other mechanical elements pertaining to the purchased unit arising out of faulty workmanship and/or defective materials installed by the seller, and not in any way modified by others. The seller's obligation, under this warranty, shall be limited to repair or replacement at the seller's option and at the seller's cost and expense of the faulty workmanship and/or defective materials.
